Florence Commons Redevelopment
Florence, SC
Constructed in the early 1990s, Florence Commons is a retail complex that needed redevelopment and revitalization. The owners decided to demolish several existing stores and construct new retail outlets on the site to attract new customers to the center. HSMM provided planning services to redevelop the site in accordance with the developer's guidelines. Infrastructure improvements included the demolition and reconstruction of portions of parking lots, entrance drives and water, sewer and storm drainage systems.
The original development included a stormwater management system with extensive underground piping and on-site retention. As part of the redevelopment, HSMM reconfigured the underground piping while maintaining the existing retention basin. HSMM also prepared construction documents and provided construction administration services for the redevelopment. HSMM assisted the owner with permitting and coordinated the site plan approval process with the local planning commission.
